Refund Policy & Cancellation Policy

At Local Flat Fee MLS, we believe in simplicity, transparency, and accountability. That’s why our refund and cancellation policies are straightforward and client-first. We deliver premium, full-service representation at a flat fee—no hidden charges, no upgrade traps, and no fine print games. You're hiring experienced licensed professionals who do the heavy lifting, not a DIY platform that leaves you on your own.

Because our team begins working on your listing and marketing efforts immediately, our service fees are non-refundable once the listing process has started. This includes pre-listing consultation, photography scheduling, MLS document preparation, and syndication setup. However, we’re committed to your success and satisfaction. If there is any concern, we encourage you to contact us as early as possible so we can resolve it quickly.

Refund Eligibility

You may request a full refund (less a non-refundable $75 processing fee) **only if all of the following conditions are met**:

  • It has been less than 7 days since you placed your order, AND
  • You have not signed our Listing Agreement, AND
  • Your property has not been scheduled for photography or MLS input, AND
  • No work has begun on your listing by our team

Once any of the above items have been initiated, our flat fee becomes fully earned and non-refundable. This is because we provide licensed agent support, professional marketing, and backend setup as soon as you engage us.

Cancellation Policy

You may cancel your listing at any time with no penalty and no cancellation fee, assuming there is no signed purchase agreement in place with a buyer brought by a cooperating broker.

Should you decide to relist your property within the original 12-month listing period, we are happy to assist. A small reinstatement fee may apply depending on MLS rules, but we will always be transparent and fair about those charges.

While we provide premium listing services and professional guidance, we do not guarantee that your home will sell. Market conditions, pricing strategy, property condition, and buyer demand are all key variables outside of our control.
